Will your property be looked after?

Property Condition Report

Trained Personnel compile a detailed condition report and inventory of the premises, which is required to be signed and returned by the tenant within 3 working days of occupancy. The original is retained in our file.

Security Deposit (Bond)

A security deposit equal to 4 weeks rent is collected from each tenant and held against any damage or loss of rent that may occur during the course of the tenancy. This security deposit is lodged with the Residential Tenancies Bond Authority (RTBA).

The security deposit can only be released by mutual agreement between tenant and agent/landlord. Any disputed amount, be it all, or part of the initial deposit, must be referred to the Residential Tenancy Tribunal for arbitration.

Periodic Inspections

Periodic inspections are conducted at regular intervals in accordance with the Residential Tenancies Act. The tenant is notified of any defects for which he/she could be considered responsible.

Periodic inspections allow us to convey to our owners the state of maintenance of the property, make recommendations or submit quotations for upgrading that may be necessary in order to maintain the value of the property.

  • Arrange all leasing documentation to be signed by both parties.
  • Conduct interviews and check all references of any prospective tenants.
  • Follow-up and communicate with all landlords on a regular basis.
  • Arrange any maintenance and supply quotes for your approval.
  • Arrange all regular payment of bills in relation to the property eg: Rates, Insurances etc.. when advised by owners.
  • Directly pay rental monies into any nominated bank account.
  • Follow-up any rent arrears when necessary.
  • Code all keys for safe keeping.
  • Conduct regular internal inspections in accordance with the requirements of the Residential Tenancy Act 1997 and provide a written report of the condition of the premises to the landlord.
  • Conduct regular external drive by inspections of all rental properties.
  • Receipt and account for all monies in accordance with accepted trust accounting practices.
  • Compile a condition report of the premises prior to any tenants moving into the property.
  • Inspect the property once the tenants have vacated to ensure the condition of the premises is in accordance with the original condition report.
  • Collect a security deposit of 4 weeks rent and if any discrepancies occur at the end of the tenancy, negotiate and sort out a compromise if needed.
  • Appear on behalf of the landlord to any Tenancy Tribunal hearings that may occur.
